Sandbach Road, Congleton

The land at Sandbach Road, extending to 5.3 hectares (approx. 13 acres), was purchased in 2005. The site is on the edge of town and lies close to the soon-to-be-completed Congleton Bypass, making it an ideal residential development for the future. As this site is very close to the land at Padgbury Lane, Congleton – see separate Case Study – the decision was taken not to promote it until planning permission had been secured on Padgbury Lane.

SITE LOCATION

Congleton is in the beautiful county of Cheshire, just south of the city of Manchester.

The land at Sandbach Road, extending to 5.3 hectares (approx. 13 acres), was purchased in 2005. The site is on the edge of town and lies close to the soon-to-be-completed Congleton Bypass, making it an ideal residential development for the future.

APPLICATION

As this site is very close to the land at Padgbury Lane, Congleton – see separate Case Study – the decision was taken not to promote it until planning permission had been secured on Padgbury Lane.

This has now been secured and is to be developed by a local housebuilder. LandFirst is now able to promote the land at Sandbach Road through the Cheshire East Local Plan.

PADGBURY LANE, CONGLETON

The land was promoted through the Cheshire East Local Plan and, following a planning appeal, received Outline Planning consent for up to 150 dwellings in August 2015. After further protracted discussions with the Planning Authority, Reserved Matters approval was finally secured in January 2018 and, after negotiation, the site was sold to a local housebuilder in January 2020. The first residents should move into their new homes in 2021.

The land for promotion is very close to the Sandbach Road site (see Projects) and extends to some 8.5 hectares (approx. 21 acres).

APPLICATION

The land was promoted through the Cheshire East Local Plan and, following a planning appeal, received Outline Planning consent for up to 150 dwellings in August 2015. After further protracted discussions with the Planning Authority, Reserved Matters approval was finally secured in January 2018 and, after negotiation, the site was sold to a local housebuilder in January 2020. The first residents should move into their new homes in 2021.
It is a great achievement for our partners, The Northern Property Investments Ltd. and exemplifies the proactive, collaborative approach taken by LandFirst.
The project involved the completion of an Environmental Statement to accompany the application. Trusting that the development plan would bring greater benefits to the community, an appeal inquiry covered a range of evidence, including the shortfall in the housing supply in the Cheshire East area, identifying less than a five year supply of available land and projected demand for over 3,500 houses.
Unlocking maximum return on land investment, the success of this application is testament to close collaboration between LandFirst’s team of specialist consultants and the experienced developers at The Northern Property Investments Ltd.

SITE LOCATION

Welton is a suburb of the vibrant city of Lincoln, close to the east coast of England. The suburb’s proximity to the Lincolnshire Wolds makes it a beautiful location for a commuter belt town.

SITE area

Extending to 18.74 hectares (approximately 46 acres), the site is on the boundary of the village, surrounded by open fields and a golf course. Its full road frontage and proximity to a school made it a prime site for promotion.

APPLICATION

A former joint venture company, Beal Capricorn collaborated with Beal Developments, a highly regarded regional housebuilder to develop this attractive location and providing housing for a wide spectrum of households.
Planning has been secured for 350 dwellings and the site is now being developed with the objective of securing the first legal completions towards the end of 2020.
Following on from the former company, LandFirst are working with partners to ensure the best possible outcome from the land with which they are involved.

The site currently sits in the Green Belt and the AONB for the Sevenoaks Council. However, due to increasing population growth, pressure on public services and a rise in housing prices, the local council have begun to release sites.
